ABOUT ROBUS
Gallivan has been engaged by the Receiver, to sell the remaining assets of ROBUS LEATHER, located in Southeast Indiana. ROBUS was founded in 1971, and was a manufacturer of bonded leather goods, including personal leather items (wallets, purses, belts, and shoes). Since most of the personal leather goods manufacturing moved offshore, ROBUS developed new products, such as WALL COVERINGS, VEHICLE TRIM, FLOOR TILE, ARCHITECTURAL, EMBOSSED LEATHER, and FURNITURE GRADE UPHOLSTERY. All ROBUS products were made from RECYCLED LEATHER.

ROBUS LEATHER PRODUCTS had global recognition for its capability to produce various thicknesses of material, from 0.4mm to 3.2mm, all produced on the same machines!

ASSETS TO BE SOLD
The sale of assets will be broken into four parts, including:

1. MACHINERY & EQUIPMENT – SOLD!The machinery and equipment will be offered as an entirety, in place, to any qualified buyer.


2. 138,000 S.F. MANUFACTURING FACILITY ON 14 ACRES
-PARCEL SOLD! – Located at 1100 Hutchinson Lane, Madison, Indiana, the facility was built in 1971, with additions made in 1976.


3. RAW LAND CONSISTING OF 13.87 ACRES
-PARCEL SOLD! – This land parcel has frontage on both Hutchinson Lane and Wilson Road. Currently under Agricultural use.


4. RAW LAND CONSISTING OF 105.89 ACRES – This parcel is currently under Agricultural use, and is situated adjacent west of the improved parcel, with frontage on Hutchinson Lane.

REAL ESTATE

138,000 S.F. MANUFACTURING FACILITY ON 14 ACRES. -PARCEL SOLD!

SITE SIZE AND CONFIGURATION – The subject site is rectangular and has a total of 14.06 acres.

TOPOGRAPHY – The site is level and at street grade with Hutchinson Lane.

DRAINAGE – The subject site does not appear to be located within a flood hazard are, as defined by the National Flood Insurance Program of the Federal Emergency Management Agency. The subject is located on map number 180104 0006 A with an effective date of April 7, 1978.

EASEMENTS – A water line easement is identified along Hutchinson Lane and the south boundary.

ENCROACHMENTS – None

FRONTAGE – 517.15 feet along Hutchinson Lane at the south lot line.

INGRESS & EGRESS – There is an access drive from Hutchinson Lane with links to both the paved parking area and truck dock area at the south end of the building, the paved parking areas and drive along the east façade and the paved delivery area and gravel lot at the North end of the building.

BUILDING IMPROVEMENTS:
GENERAL DESCRIPTION – The subject property consists of a manufacturing building built in stages. The manufacturing building is a linear configuration with truck docks at the north and south ends for receiving and shipping. The manufacturing process takes place in between. The original building component dates from 1971 with a duplicate section added in 1976 adjacent west of the original section. The office area and a metal sided pole barn for storage were added subsequently. The manufacturing area and office are two stories with a partial basement in the manufacturing area.

FOUNDATION – Assumes concrete foundation/footings, reinforced concrete slab.

STRUCTURAL SYSTEM – Concrete block and steel. The 1976 manufacturing addition is of pre-engineered construction.

EXTERIOR WALLS – Painted concrete block in the manufacturing area with metal siding above a concrete block knee wall in the addition. The office area has brick veneer. The pole barn has metal siding.

ROOF – Pitched standing seam metal cover on the office section and the pole barn. The manufacturing area has urethane foam with a rubber membrane on the area of the addition.

WAREHOUSE – Concrete floor and exposed finishes.

MECHANICAL/ELECTRICAL SYSTEMS:
LIGHTING
– Fluorescent strip and high bay fixtures in the manufacturing area, and recessed fluorescent and incandescent fixtures in the office area. There are skylights in the manufacturing area.

PLUMBING – Restroom facilities are considered to be adequate with multiple restrooms in the office and manufacturing areas.

FIRE PROTECTION – Wet sprinkler system.

HEATING/AIR CONDTIONING – Forced air heat and air conditioning for the offices. The manufacturing area is heated by two boilers which supply terminal heat units.

CLEAR CEILING HEIGHT – Basement 12′. Office 12′. Manufacturing 12′, 18′, and 25′ sections.

DOCKS/OVERHEAD DOORS – The manufacturing area has two interior docks at the north end 3 at the south end. There are overhead grade level doors at all facades.
